3:54PM - Overview

The Architectural Program: This development, located within Westboro is an extension of the existing neighborhood. Three buildings will make up phase 1 of Milton [the name spurs from the area’s history - a mill-town]. The street layout will be gridesque, and be lined with 1 hour parking. None of the perimeter is to be fenced in or designated, the layout encourages people to walk through the park, shop in Holloway square, and walk the length of the property to visit the Cairns Theatre. Public rooms are more abundant than three buildings could normally create, due to vistas, walls laid out on diagonals, and large sculpture adorning Milton Park. Transitway parking will be available to the rear of the property and accompanied by a large bike rack. Milton differs from most developments as it assumes the responsibility of creating an established community over time. Due to the high costs of 495 Richmond Rd. it will not make a lot of money in the first year. Milton, in phase 1, creates a higher value out of the property. This ideal transportation, and living node will undergo future development such as a highrise to the rear West end of the lot. This area can no longer be considered a 'suburb' of Ottawa and must be designed in reference to the downtown core, it is also not a business park and cannot be made interesting by simply inserting random serpentine roads.

Holloway Square: This building is actually 2 separate buildings bridged by a large barrel vaulted archway, some 30ft. tall. Facing Richmond road, the first floor offers a variety of commercial outlets. The sidewalks are aligned directly beside the building, the facade is flat with large store front windows that run the expanse of the stores, the experience is as continuous as possible.
Thoroughfare is encouraged, as the centered arched vista leads by store windows with apartment windows above, and into a radial fountain park. The traditional square brick building with a high peaked roof reflects almost every other building designed for towns in North America. What appears to be 4 seperate buildings due to the various differing but complementing brick tones between units is actually 1 large complex. The exaggerated roofline and non existence of attic space leaves a large window open to add other levels to Holloway Square. Thus far the building makes use of bachelor and 1 bedroom accomodations, but with other floors would ideally be able to house those seeking 2 and possibly even 3 bedroom apartments for rent. 4 stores across and 2 stores deep, its rectangular shape is echoed in the window/brick & door shapes. The back units have balconies that overlook the park. Residents enter a large stairwell that is located in the middle of the arched walk that is private and secure.

The Milton Place Building: A mix of rentable office space and condominiums. A bit of a role reversal, clear glass windows adorn this 7 story building with a reflective glass elevator cavity at its center. The reflective glass, as well as a large bird sculpture ending up in Milton Park, are at least two things recylced from the destruction on the Dennis Cooligan Building. The Milton Place building was designed based on the need of office space if the Dennis Cooligan Building was not to remain. A large atrium entrance climbs all the way to the ceiling of the rooftop cafe where three seperate sky light have been inserted to offer a funnel of light into this space. The
cafe is cylindrical in shape and covered with large curved windows, it is a spot that encourage mingling between neighbours/co-workers/ & visitors. It offers a spectuacular view of the river and the whole Westboro area. This flat roof doubles as a lookout and commercial space, it primes residents and visitors for whats to come. Also on the roof can be found a small garden with some trees overlooking Maplelawn Gardens, Westboro's oldest landmark. Being the tallest of the three buildings being constructed in phase 1 its massive block-like presence has been lowered somewhat with a bricked ribbon design spanning the perimeter of the building on
every floor. Condominiums on the 4, 5, 6th floors range from $175,000 to $200,000 and help Milton generate a larger up front income in the first year.

The Cairns Building [Cairns Theatre]: This building, as well as the Milton Place Building has access to underground parking by way of basement tunnels. 2 massive Penthouse Suites crown either side of this building, and help create an interesting mix of housing types. Each spans the entire width of the building and nearly 1/3 of the length. Sandwiched between 2 apartment complexes on either side is the Cairns Theatre, an independent theatre and playhouse that celebrates the artistic community that has existed in this area for over 100 years. The front facade is angled and creates an interesting sense of paralax when walking on the street sidewalk that borders this building. A domed ceiling and amphitheatre style seating combine with modern materials for a totally acoustic experience. The walls of the theatre are concave as well and create unique wall styles for the neighbouring apartments. Over 150 seats are available include wheelchair accessable seating. The Cairns theatre has a film screen, stage setup, and can be utilized during the day for meeting and convention space. The silhouette of various outlines makes The Cairns Building appear as though different parts have been added or subtracted over time.

Question:
[ land is locked into options such as location from the get go. In the case of Milton the development has taken the angle that building up a community that will become dense with variety over a period of time will not clutter some 'slate', but will enhance it. Sometimes locking into options with architecture can lead to creative solutions that wouldn't otherwise be thought of].
Is demolishing the Dennis Cooligan Building, to start with a clean slate, only to build up another piece of land with other options locked in, a bad idea considering the anticipated future highrises?

1:12PM - Meeting

If we could get together and meet on Saturday or Sunday that would be excellent (July 31/Aug 1). Please post whatever day(s) are good for you so we can meet. I will post the last building (the one with the theatre's) dimensions this afternoon or tomorrow morning. In our next meeting will will experiment with 'The Fun of Excel'. We will attempt to be making some statements, some graphs, and doing our CBA. Also we will need to compile our survey results and do a presentation outline of who will be presenting what [ so we can get a lot in our 15 mins].,

7:53PM - An entirely Insufficient Way to Organize Ideas!

So.. Milton, The Movie!!!
Since I have no idea how to make a film, and I'm asuming neither do the 2 of you, we have Scott Birdwise helping us out with equipment and techniques. I'm am running my vague scene ideas past him later today.
Are these scenes... I don't really know.

ONE: Come in from Richmond Rd., Up driveway to the Dennis Cooligan building and pan around.

TWO: Slow deconstruction takes place from a frontal view (computer done) leaving just the outline. We will use some camera move to change the lighting over time to make it seems like a day has gone by and into the night.

THREE: The word Milton appears of the screen somehow, maybe with brick-looking things.

FOUR: Multiple views of the new buildings are overlaid ontop of the filmed grounds. Some will be CAD manipulations, others will be free hand drafting and drawings. Streets emerge in dark thick lines [like an etch-a-sketch]

FIVE: A mass of fake pedestrian [yep, computer people] move through the spaces, some in interior spaces [overlaid onto interior amphitheatre seating, par example] These computer people are faceless and ghostlike [is this too hard to do?].

SIX: Interview with Westboro's oldest resident, end with him repeating and fading out. Fade out into mini slide show of old Westboro images [carriages/ churches/mills/loggers/farmers].

SEVEN: Interview with us, a Q and A period about Milton. Explanations/opinions/ theories. Black sheet backdrop, alll movie-star-interview- style.

5:47PM - The Layout

Because it is quite costly to get a scan from an establishment that will actually scan paper this large ($80 is the cheapest I've ever been quoted), here are some poor quality camera shots!!

12:05PM - Names & Squares

I will put up a layout with the streets/building outlines and their names later today. I have named the streets after some of Westboro's trustees and founders [and by that I mean English travellers, and not the Natives that founded the area before]. The building that faces Richmond Rd. is Holloway Square, the offices and condo building is called the Milton Place Building, and the theatre/residential building to the rear of the property is called the Cairns Building.
Keep in mind that these sq. ft. numbers are excluding space that stairwells, elevators, walls and doors take up. These numbers are for calculating material amounts needed and not the space available to rent/lease/sell. An addition sq. ft. list will be posted when all of the floor elevations are finished.

Holloway Square:
The basement has a 8 ft. ceiling and consists of 6,240 sq. ft.
The 1st floor has a 13 ft. ceiling and consists of 6,240 sq. ft.
The 2nd and 3rd floors have 10 ft. ceilings and consist of 6,240 sq. ft.
The total sq. ft. = 24,960

Milton Place Building:
The basement has a 8 ft. ceiling and consists of 3,520 sq. ft.
The offices that make up floors 1-3 have 8 ft. ceilings and offer 2,992 sq. ft. per floor.
The condos on floors 4-6 have 8ft. ceilings and offer 2,992 sq. ft. per floor.
The cylindrical cafe on the roof has a 10 ft. ceiling and consist of 800 sq. ft.
The total sq. ft. = 22,270

The Cairns Building:
The basement has a 8 ft. ceiling and consists of 4140 sq. ft.
The 1st floor has 3,016 in residentian sq. ft. with 8 ft. ceilings + The Cairns Cinema has 1,124 sq. ft with a 24 ft. ceiling= 4,140 sq. ft.
The 2nd, 3rd and 4th floor have 8 ft. ceilings and have 3,016 sq. ft. per floor.
The total sq. ft. = 17,330

There was probably an easier way to put this into a table so it didn't sound like a tongue twister, but here you have it.
All amounts of materials can be calculated with this info. and it is not necessary to get very accurate info on price per unit.
